A land valuation in NSW is conducted by land valuers on behalf of the state every 3 years. It reflects the current market value of the land only, excluding structures, buildings, and improvements. This market value will be accurate to July 1st of the valuing year.

Once this valuation has been conducted, you will receive a Notice of Valuation or a land tax assessment. If there are any errors or if you believe the value of your land has been incorrectly assessed, then you can lodge an objection. This is where you will need the help of an independent property valuer.

You have 60 days to object to the land valuation performed in NSW. When lodging an objection for an incorrect value, you must state the land value you believe is correct and provide sufficient evidence. About Land Valuations in Sydney

NSW land valuations do not include the value of your home or building. The value presented cannot be affected by any restrictions such as easements, rights of way or title covenants. For a valuation report that does the value of your home, then can assign one of our expert residential valuers to assist.

As stated above the valuation of land cannot include any improvements on the land. There are, however, a few exceptions. The improvements allowed in an NSW land valuation include:

  • Draining
  • Excavating
  • Filling
  • Clearing

When it comes to a land valuation for the purpose of contesting the value reported in a Notice of Valuation, a land valuer will have to complete market research. This research includes finding at least 3 comparable land plots, that are similar to yours in terms of location, size and quality. They must have been sold within the valuing year, with the sales price adjusted for the market as it was on the 1st of July of that same year.
